Updated ever since.
This is a 2023 Palm Harbor build — the Waverly model — a manufactured home, or mobile home, on a leased lot in Palm Terrace, a gated 55+ community about three miles east of the Gulf. I bought it new and have updated it steadily since.
The work has been practical and meant to last: the standard fiberglass shower replaced with a fully tiled walk-in, a hand-laid blue mosaic backsplash in the kitchen, a full interior repaint, and Pottery Barn lighting and Casablanca fans throughout.
Outside, a paver patio and walkway run through established landscaping on a Rainbird sprinkler system. There are two screened porches — one off each entrance — so there's a shaded spot whatever the time of day. Under the carport, there's a fully insulated shed with built-in shelving and electrical. The exterior is low-maintenance vinyl siding — nothing out there to repaint.
All the updates here were made by one owner, and it's been cared for the same way — regular housekeeping and landscaping, plus a continuous pest and termite prevention program. It passed inspection at purchase with no remediation needed. The LG WashTower stacked washer-dryer stays with the home.
